Bluffton
Bluffton is one of the fastest-growing towns in South Carolina, and most of that growth shows up as new-construction neighborhoods getting fresh asphalt shingle and metal roofs. Old Town Bluffton is a different story: a historic district along the May River, shaded by old-growth live oaks, where existing roofs deal with steady leaf and pollen buildup on top of the same coastal humidity as the rest of town. New build or Old Town restoration, ventilation and algae-resistant materials matter more here than the sales brochure lets on.
Okatie
Okatie sits along the Highway 278 corridor between Bluffton and Hardeeville, and it has seen some of the fastest residential and commercial growth in the Lowcountry over the past decade. Much of the roofing here goes on newer homes and shopping centers, but brand-new shingles still face the same salt-laden air and marsh humidity as older neighborhoods closer to the water. We size ventilation and underlayment for that moisture load from the first estimate, not as an afterthought.
Hilton Head Island
Hilton Head is built almost entirely around planned communities, known locally as plantations, most with their own architectural review process for exterior changes, including roof color and material. Salt air, high humidity and intense coastal sun put real wear on a roof here, which is why algae-resistant shingle lines and complete ventilation systems matter more on the island than almost anywhere else we work.
Beaufort
Beaufort is one of the oldest cities in South Carolina, with a downtown historic district of antebellum homes along the Beaufort River. Exterior work in the historic district, including roofing, typically goes through the city's design review process, and many owners choose muted, traditional-looking materials to stay in keeping with the street. Outside the historic core, Beaufort's homes face the same river and marsh humidity, so ventilation and moisture management matter just as much as appearance.
Hardeeville
Hardeeville has grown quickly along the I-95 and Highway 278 corridors, with new subdivisions and commercial development changing the skyline year over year. Most of the roofing work here is on newer construction, where builder-grade shingles often benefit from an upgrade to algae-resistant lines suited to Lowcountry humidity. Summer heat and afternoon storms put steady stress on attic ventilation, which is where a lot of roofs here actually lose their lifespan.
Ridgeland
Ridgeland is the seat of Jasper County and sits inland along I-95, giving it a different feel from the coastal towns nearby: more rural, less tourist traffic, still just as humid. Homes here deal with the same Lowcountry summer heat and moisture as the coast, just without the direct salt exposure of an island or riverfront property. That makes proper attic ventilation and a well-sealed underlayment system just as important as material choice.
